
No Hot Water
A gas smell near the heater means leaving the house and calling from outside, not troubleshooting the appliance.
When this becomes an emergency
- Cold at every tap with the tank cool to the touch.
- Hot water that lasts a few minutes and then turns tepid.
- A burner that lights, runs briefly, and shuts down again.
- Water from the hot side that's cloudy or off-colour.
What a pro does
First question: is the heater making some hot water badly, or none at all? On a gas tank a total loss usually points at the thermocouple or the gas valve or a flue that isn't drawing properly. That last one matters more in newer, tighter houses around Ada and Caledonia, where air sealing can leave a naturally vented appliance short of combustion air in a way a draughty old house never was. Electric units fail at the elements and thermostats, and the upper and lower ones give different symptoms. Water quality shapes the rest. Homes on wells out past Zeeland or Cedar Springs often run genuinely hard water, and minerals settle onto the tank floor where they insulate the burner from what it's meant to heat. Winter compounds it, since incoming water is far colder in January than in July and the same tank has more work to do per shower. Before quoting a repair a plumber checks the tank's age and the anode, because a valve fitted to a shell that's already rusting is money spent twice.
